Please Provide Status on the Vote

Judging by the additional information letter posted last night from Jeremy Stilwell, is it safe to assume that both ballots currently do not have enough votes to pass? Did the votes pass? What will be on the agenda for the new informational meeting right before the AGM? Will there be any revisions to reduce the impact on property rights? Will the meeting be with Jeremy or the Board? Has the voting period been extended? Please provide the status of the vote. How many lots have voted?


Jeremy's new letter does not really clarify the vote tabulation for the covenant vote by real area. Is the total area only the individually owned lots or does it include parcels deeded to the association as well? Do the association owned lots get a vote for the covenants?

I'm writing as a concerned member and as a volunteer who put lot of time serving on the BoD as a Secretary.


  1. What's the rush !!!

Why the BoD  decided to push a vote on the HUGE changes with a decision required within about 5 weeks time and with Just a 3 Weeks  deadline Ahead of AGM?

What's wrong with an open discussion?

Yes. It takes time. But don't Snowline members deserve The Time?

While the informational meeting with the lawyer was good, there was no real direct interaction with the board on reasoning behind their proposals. That's why this should be done at a real meeting where the board has to properly make their case. Not hiding behind a lawyer.

Existing Covenants

During our Q&A session with Jeremy I asked the question why the bylaws and covenants redline/ammedments posted on our website do NOT match those recorded with the county. He explained that the bylaws do not legally need to be recorded with the county to be valid but the covenants did. The ammendments to the covenants voted on in 2019 therefore are NOT valid or enforceable and any changes to the covenants for this round of voting should reflect redline to the previos version. Our website continues to show 2019 covenants FYI.

I appreciate the board and their efforts but I am a strong vote NO to the amendments.

While I would vote no to the amendments, I want to be clear that I appreciate the board and their work. This is not easy and they volunteer a great deal of time.


As an attorney, I see problems with definitions. I think this draft gives them too much power to determine critical property rights. It also does not explain how and who will be enforce them. I do not look forward to the day when someone questions my lot ownership or familial relationships. I have already heard of some uncomfortable questions asked of members.


We are in a shoulder season. I do not see this as something we need to press now. I think there are other solutions that are less intrusive of our property rights. I also think we have to think of the usage of our common areas after the surge created by COVID starts to …
